Loading configuration includes six dock high doors (8’ x 8’), consisting of three cold receiving and three shipping docks, along with two drive in doors at the compactor room. Covered truck bay and canopy structures provide additional staging and service flexibility. The site is fully fenced with an electronic vehicle gate at the entrance.

A significant differentiator is the onsite industrial wastewater treatment system with a capacity of approximately 1,000,000 gallons per day (four 250,000 gallon cycles per day), designed to treat water prior to discharge into the municipal system. City utilities include water, sewer, natural gas, and electricity.

In addition to the main building, the property includes a detached maintenance building with drive in access and a separate boiler/storage building (boiler currently inoperable), also with drive in access. An active rail line runs along the rear boundary of the property and potential spur access may be feasible, subject to verification.

Of the ±30.50 acres, approximately eight acres are developed with the balance primarily wooded. The site includes remnants of historic foundations from a former World War II prisoner of war camp. The property is subject to recorded easements and encumbrances including municipal easements, utility rights of way, railroad access, mineral and riparian rights, and related matters as reflected in public records.
